Take a lot of time, apparently, and give a good ol' price drop. The Esherick House failed to sell at auction in 2008. As of last summer, it was "wallowing" on the market at $1.9 million. Now the price has dropped again—to $1.5 million. It's small—one bedroom, less than an acre of land, but it's an exquisite example of the master architect's style, and even more of a gem, perhaps, because the design is distilled.
