A home inspection trumps most, if not everything the Sellers Disclosure "discloses". Take that with a grain of salt and you better be there when the inspection is done and leave your agent out of it. They can go over the report with you after it's been delivered and it gives you some intimacy with your potentially new, yer olde house purchase. Use the inspection to your advantage when it's all said and done for A) a better price or B) sellers concessions to take care of the issue(s) unless you're getting a steal of a deal. That's why, if you're buying an old clunker, be prepared to make some upgrades. Since you're getting a mortgage, they will make sure you have monetary "cushion" for repairs.
