Fitler Square Short Sale Just Hacked $115K Off Its Ask

After two months on the market, this rowhome's price dropped from $565K to $450K. Though it's unclear why it isn't selling, the three bedroom home has lots to offer, especially now that it's going for a bargain basement price.

The home's initial list price was the same price it last sold for in 2007, and it doesn't seem like it was an exorbitant ask for the property. Though this house is not decked out with fancy Fitler Square finishes like marble counter tops or stainless steel appliances, there's nothing that immediately explains why the price needed a chop.

In fact, this place has a roof deck, and an (unpictured) patio. The listing also mentions that it's in the catchment for The Greenfield School, which has a solid reputation. It looks as though the house might be a bit narrow (as some Center City rows are), and there's certainly extra time and hassle involved in negotiating with a bank, but this still shouldn't be the kind of house that needs a price drop to draw buyers in.
