"This is an accurate statement, but not necessarily a bad one. If everyone recalls, Philadelphia was late to the game on the housing bust. In other words, overbuilt markets like CA, NV, AZ, & FL all took nose dives first. Because that was the case, they are now all recovering first; which is also why we are still "lagging" as a city. In 2014, Philadelphia's numbers should be back on track; they already are in lots of neighborhoods. That means buyers most likely have another year or so to be in charge of the real estate market.
