Graduate Hospital: The Hottest Neighborhood of 2016

Fishtown might have been the most competitive neighborhood for homebuyers last year, but Graduate Hospital is poised to become the hottest 'hood in Philadelphia in 2016. That's according to Redfin's latest report, the Hottest Neighborhoods of 2016. The real estate site reveals that homes in Graduate Hospital make up 8.5 percent of "hot homes" in Philadelphia, and that 97.9 percent of listed homes get snatched up within 40 days of listing. The median price of a home in this area is $429,000.

Granted, Redfin didn't go about their findings in the most scientific way: "Redfin's Hottest Neighborhoods is a prediction based on the most recent growth we've seen in page views and favorites on Redfin.com," the report states.

Here's what Redfin agent Minh Che had to say about Graduate Hospital:

"Graduate Hospital has become one of the most popular neighborhoods in Philadelphia. It has the luxury of being a short distance from the Children's Hospital of Philadelphia, as well as UPenn and Drexel University. The city recently extended the Schuylkill Banks Boardwalk – a walking and biking trail that runs along the river from Graduate Hospital way up past the art museum and boat house row and into Manayunk. There is easy access to highways 676 and 76 to get yourself across or out of town and plenty of parks and squares throughout the neighborhood. Buyers won't find a bargain here, but they'll get a well-established neighborhood with tree-lined streets, restaurants, bars and pubs that sits quite close to Center City." Redfin also reported that Society Hill and Bella Vista-Southwark round out the top three hottest neighborhoods in Philly, respectively.
