Lovely Old City Studio in Wireworks Building Asks $177K

The 475-square-foot unit actually doesn't seem so small

The whole small space movement hasn't really caught on Philly, but that doesn't mean they don't exist. Take this 475-square-foot studio in Old City, for example, which just hit the market for $177,500.

A quick photo tour shows that the studio actually seems bigger than it actually is. It's helped out by the 11-foot-tall ceilings and oversized windows that real estate agent Michelle Burns-McHugh says are south-facing, so the condo gets plenty of light. Plus, it manages to squeeze in a lot of character into one space, thanks to the exposed duct work and 19-century wooden beams.

The condo is located at 3rd and Race streets in the Wireworks Building, which was one of the first warehouse-to-apartment conversions to take place in the neighborhood in the 1980s. But the studio has had a number of upgrades in recent years, including new windows, flooring, and kitchen appliances. And for what it's worth, there's laundry in the unit.

The asking price of this colorful studio at 301 Race Street is $177,500, plus $247/month HOA fees and a $250 move-in fee.
