Philly Rent: What $1,200 Rents Right Now

From a 2-story rowhome in South Philly to a studio in Spring Garden

Welcome back to Curbed Comparisons, a dive into the options available for a certain price point in various neighborhoods. Is one person's loft another's townhouse? Let's find out! Today's price: $1,200/month.


Old Kensington (2 beds, 1 bath)—This unit isn't available until June 1, but it doesn't hurt to start apartment hunting early. Its modern finishes are unique to the mostly industrial neighborhood. One bedroom has a a particularly interesting setup: The bed is a sort of mix between a loft and a bunk bed. Pets welcome!


East Falls (2 beds, 1 bath)—Located in the Carlton Park development, this unit is in a stone building and features nice hardwood floors and wood trim throughout. Pets are welcome, and laundry is shared. If you need quick access to Center City, Queen Train Station is a block away.

Whitman (3 beds, 1.5 baths)—The biggest rental on this list is a two-story rowhome in South Philly. Recently renovated, there's plenty of exposed brick throughout if that's your kind of style, and a small back patio. There's also extra space in the basement, which is where you'll find the half bath.


Spring Garden (Studio, 1 bath)—The smallest unit on this list is just 704 square feet, but it has all of those luxury amenities you'd expect living in the Philadelphian: A fitness center, a roof top deck with a pool, and, as the listing boasts, "The nicely equipped kitchen even has a dishwasher!"


Graduate Hospital (1 beds, 1 bath)—This 1-bedroom unit is pretty cozy and it comes with a gas fireplace. Though the space does seem a bit tight, at least it's located in what was named the hottest neighborhood of 2015. There's also a large shared back patio and laundry.
