Here’s what $2,400 rents in Philly right now

With options in Point Breeze, Northern Liberties, Kensington, and more

Welcome back to Curbed Comparisons, a dive into the options available for a certain price point in various Philly neighborhoods. This week we’re looking at options renting for $2,400 a month.

Washington Square West (2 beds, 2 baths)—Here’s a bright and airy two-bedroom rental up for grabs in the Lenox condo building, clocking in at 1,381 square feet. Although it’s recently been updated, the apartment still maintains some of its old-world charm: There are hardwood floors, big bay windows, and a working gas fireplace. Bonus: Each bedroom has its own full bathroom, and the spot at 13th and Spruce makes you neighbors with all of the restaurants and retail in Midtown Village. No word on pets.

Kensington (3 beds, 3 baths)—A short walk from Huntingdon Station on the El is this entire rowhome that’s renting for $2,400 a month. The rental is part of a six-home development and features 13-foot ceilings, a finished basement with a bathroom and laundry, a roof deck, and private parking. No word on pets.

Northern Liberties (3 beds, 2.5 baths)—This bi-level apartment at N. 5th Street and Girard is about to become neighbors to the new Yards Brewery and a Target. It has that industrial look going on, with exposed brick and ductwork, plus wood and concrete finishes throughout. There’s also a private patio off the kitchen. Got pets? You’ll have to look elsewhere.

Point Breeze (3 beds, 2 baths)—If you’re looking for a live-work setup, check out this Point Breeze pad on the top level of the historic Abbotts Alderney Dairies building. It’s been turned into a huge 3,000-square-foot loft with modern finishes, and it comes with a parking spot.

Rittenhouse (1 bed, 1 bath)—We saved the smallest for last: This one-bedroom apartment is in the heart of the neighborhood in the new Beacon building. At 896 square feet, it’s the smallest rental on this week’s list, but it’s asking $2,350 a month and comes with an extra den and access to all of the building’s amenities. Pets are welcome, too, for an extra $40 a month and $350 non-refundable deposit.
