A very cozy, 864-square-foot home in Rittenhouse Square has hit the market for less than $400,000, though good luck finding it during one of your strolls through the neighborhood—it’s hidden along Sansom Garden Walkway, a secluded enclave of 19th-century cottage-like homes.

The home at 119 S. Beechwood Street is one of eight homes in this small community, which shares a quaint courtyard. It has just two bedrooms and one and a half bathrooms, but what it lacks in size it makes up in character—and location, given that it’s a short walk to the actual Rittenhouse Square.

The first floor features a kitchen and a small living area with a recently fixed up brick fireplace at its center. There’s another one of these brick fireplaces on the second-floor bedroom.

In terms of character, look to the home’s circular windows and arched French doors that open to a Juliet balcony on the second floor. The home, along with the other rowhomes it neighbors, all give off sort of Tuscan vibes.

The asking price of the home is $395,000. There are two opportunities this weekend to scope out the digs in person: Saturday, October from 11 a.m. to 12:30 p.m. and Sunday, October 2 to 3 p.m.
