Here’s what $1,700 rents in Philly right now

With options in Rittenhouse, Kensington, Manayunk, and more

Welcome back to Curbed Comparisons, a dive into the options available for a certain price point in various Philly neighborhoods. Is one person’s townhouse another’s studio. Let’s find out! This week we’re looking at options renting for around $1,700 a month.

Washington Square (1 bed, 1 bath)—Here’s a bright and airy apartment in the middle of Washington Square West and Society Hill, asking $1,750 a month. The 840-square-foot rental is located in one of those stately brick rowhomes and was recently updated. There’s also a long hallway with a lot of storage, and small pets are welcome tenants.

Kensington (2 beds, 1.5 baths)—This 1,248-square-foot corner home in Kensington is renting for just less than this week’s price point, asking $1,650 a month. The two-story rowhome has features like hardwood floors, built-ins throughout, a secluded back patio, and in-unit laundry. But if you have a dog or cat, you’ll have to look elsewhere—there’s a strict no-pets policy here.

Rittenhouse Square (2 beds, 1 bath)—Located just a couple of blocks from Monk’s Cafe and other neighborhood restaurants, this two-bedroom rental hides off Pine Street in an apartment building with an inner courtyard. There’s a small galley kitchen that steps down to a living room (that’s a decorative fireplace), and hardwood floors run throughout. No word on pets, though.

Manayunk (3 beds, 1 bath)—This Manayunk charmer offers this week’s best deal in terms of price and space. The twin home has hardwood floors, laundry, and perhaps the real kicker, both a front porch and a big backyard with a deck. No word on pets, though.

Point Breeze (2 beds, 1 bath)—Whether you call it Point Breeze, Newbold, or West Passyunk, look to this apartment on the west side of Broad Street. It’s in an updated building that has industrial-style apartments with in-unit laundry. There’s also access to a community roof deck. Its location places you a short walk to Snyder Station on the Broad Street line.
