Here’s what $325K buys in Philly right now

With options in Rittenhouse, Point Breeze, East Falls, and more

Welcome back to Curbed Comparisons, a dive into the options available for a certain price point in various Philly neighborhoods. This week we’re looking at homes for sale asking around $325,000. Is one person’s townhouse another’s studio? Let’s find out!

East Falls (3 beds, 1.5 baths)—We start our search in the leafy neighborhood of East Falls, where this charming Tudor-style home resides. The 1,344-square-foot property has been on the market for 75 days, asking $324,900. Along with a small front yard and a back porch, there’s a one-car garage.

Callowhill (0 beds, 1 bath)—Making our way down closer to Center City you’ll find this sunny loft for sale in Callowhill. Don’t be fooled by the studio set up: It’s a roomy 1,010 square feet with 18-foot-tall ceilings. Plus, it’s one of the only condos in the building that has a wood-burning fireplace. Along with the $325,000 price tag, there are $454 monthly HOA fees.

Rittenhouse Square (1 bed, 1.5 baths)—Over in Rittenhouse Square, there’s the opportunity to live on the carriage house-lined Chancellor Street. This 740-square-foot condo is on the small side, but it has an open floor plan and a wood-burning fireplace. Along with the $320,000 asking price, condo fees are $227 a month.

Fitler Square (1 bed, 1 bath)—At 540 square feet, this Fitler Square condo in the Locust Point building is the tiniest property for sale on this list. But what it lacks in size it makes up in location and style: The condo’s big windows look out to the Schuylkill River and University City skyline, which are a quick walk away. Condo fees are $349 a month.

Point Breeze (2 beds, 1.5 baths)—In the heart of Point Breeze is this rowhome, the only new home on this week’s list. The 1,242-square-foot house features a wood accent wall, a small back patio, and a big full bathroom upstairs. The home originally listed for $329,900 and is now asking $319,900 after a slight price cut.
