With nearby Spruce Hill deemed one of this year’s hottest neighborhoods for real estate, no doubt Cedar Park is feeling the heat. That’s why the impressive price tag on this Victorian home in the small neighborhood caught our eye: Although the home could use some TLC, it’s on the market for $465,000.

Before you balk, consider the stats: It’s a roomy 6-bedroom, 2-bath home with 2,640 square feet of space, putting it at $176 per square foot. And while the home could use some TLC, the bones are there.

Consider the first floor off the front porch. There’s a lovely bay window and built-in seat, with stained glass windows right next to a fireplace. Another bay window is in the next door dining room. Upstairs, one of the bedrooms has a built-in armoire, and a bathroom features a clawfoot tub.

Then, there are all the updates that the current owner has made to the home over the years that are less noticeable, but significant. All of the windows have been replaced, and the home has a new heating system. The front facade was also restored and the kitchen was renovated in 2003.

Sounds like all of the hard work has already been done. In the end, the home really just needs some cosmetic upgrades.
