Garden Court in West Philly is filled with tree-lined streets topped with charming rowhomes. But one thing we’ve always liked about the neighborhood is that so many of the homes have front yards.

Take this cute home that just hit the market this week for $419,000. It’s set back far from the street and there’s a pretty spacious sun room in the front that looks over the landscaped front yard.

The home may look small from the exterior, but it’s actually pretty spacious at 1,739 square feet. The first floor features the sunroom, living room with a fireplace, dining room, and a kitchen, which could use some updating. When the sunroom won’t cut it, there’s a small outdoor deck off the kitchen.

In total, there are four bedrooms and two bathrooms, one of which is located in the finished basement.

If this home follows the trend of the neighborhood, it probably won’t last long on the market. Says listing agent Jeff Block, “The University City blocks just west of the Penn Alexander Catchment are on fire.”

There’s an open house on Saturday, April 8 from 12 to 2 p.m.
