Philly rent comparison: What $1,250 gets right now

Welcome back to Curbed Comparisons, a dive into the options available for a certain price point in various Philly neighborhoods. Let’s see what $1,250/month rents in Rittenhouse, Mt. Airy, and more.

Mt. Airy (1 bed, 1 bath)—If you can’t buy and live in a carriage house, rent one. This 1-bedroom apartment is in an adorable old carriage house that’s hidden off the street, less than a block from the Mt. Airy train station. It’s small, for sure, at 427 square feet, but there’s access to outdoor space and in-unit laundry. No pets.

Rittenhouse Square (1 bed, 1 bath)—If location and character is what you’re after, then here’s a 1-bedroom in a stone rowhome a quick walk from Rittenhouse Square. The living area has tall ceilings and there are hardwood floors throughout, but that corner kitchen sans dishwasher might deter other renters away. Laundry is shared, and pets are welcome.

Kensington (1 bed, 1 bath)—Over in Kensington, $1,250 a month rents you this recently renovated, 650-square-foot apartment. There’s just the right amount of exposed brick, hardwood floors, and lots of light. Pets are welcome with an additional fee, there’s in-unit laundry, and unlike most of the rentals on this list, the unit has central AC.

Tacony (3 beds, 1.5 baths)—$1,250 rents you the most space up the Delaware River in Tacony. This entire home is available for rent and clocks in at 1,440 square feet. There’s a fireplace, hardwood floors, and built-in armoire-closet in one of the bedrooms. But despite its size, you’ll have to look elsewhere if you want laundry or have pets.

Chestnut Hill (1 bed, bath)—There are only two listing photos for this 1-bedroom, but if you have the flexibility to move in after mid-June, it’ll probably be worth the wait. It’s currently being renovated, so expect a new kitchen and shower by the summer. The apartment is in a third-floor walk-up of a quintessential Chestnut Hill building right on Germantown Avenue. Laundry is shared, and pets are welcome.
