As we’ve reported time and time again, it’s slim pickins out there when it comes to Philly’s housing inventory. But if you’re not looking for too much home and are willing to put a little elbow grease into a property, we’ve got you covered.
Real estate analytics website NeighborhoodX recently combed Philly’s real estate listings to nail down the smallest condos for sale right now that offer two bedrooms. Why that specificity?
“From a developer's point of view, these are more profitable on a per-square-foot basis since smaller units command a price premium compared to larger ones,” says NeighborhoodX founder Constantine Valhouli. “Meanwhile, they are also more affordable on a total cost basis for buyers.”
The analysis found that the smallest two-bedroom condos range in size from 593 square feet for a Chinatown condo to 756 square feet for a recently built condo in University City. In terms of asking prices, they range from $130,000 in Poplar to $325,000 for another Poplar condo located just on the edge of Northern Liberties.
Interestingly, many of the condos on this list are located in or around Northern Liberties, where $1 million homes seem to be the norm these days. In fact, many of the condos here are, not surprisingly, located outside of Center City.
