A spacious loft in Hoopskirt Factory, what’s arguably one of the top warehouse conversions in Old City, has hit the market to the tune of $279,900. For a 659-square-foot unit, that amounts to $425 per square foot.

The condo faces east (there are views of the Ben Franklin Bridge from the windows), which means it gets drenched in morning sunlight. Not a morning person? The bedroom in the loft area features solar shades to help block out the light, at least a bit.

Otherwise, if it’s that historic character and industrial look you’re offer, this space probably speaks to you. There exposed beams and hardwood floors, as well as exposed ductwork. The kitchen has been updated, too.

In addition to the $279,900 price tag, there are $210 monthly condo fees.
