Philly rent comparison: What $2,200 rents right now

With options in Rittenhouse, Fishtown, Graduate Hospital, and more

Welcome back to Curbed Comparisons, a dive into the options available for a certain price point in various Philly neighborhoods. This week we’re looking at options renting for around $2,200 a month.

Kensington (2 beds, 2 baths)—Here’s a roomy apartment in a new build not far from Fishtown’s limits. Though it may take some extra planning to furnish the oddly-angled unit, it’s nice that everything is brand new and that there’s outdoor space. Its location on Girard Avenue puts you right on the trolley line, too. No word on pets.

Graduate Hospital (2 beds, 2 baths)—This neighborhood may be home to $500,000-plus homes, but some of them are available for rent, too. This one is a spacious 1,200 square feet and has access to the home’s private roof deck with skyline views. Bonus: The master suite has a jacuzzi tub. Got pets? They’re okay, as long as you get the owner’s approval.

Rittenhouse Square (2 beds, 2 baths)—For $2,200 a month you can live on Waverly Street, one of the most idyllic streets in Rittenhouse Square. This rowhome has a lot of character, plus built-ins, a fireplace, and hardwood floors. It does have a Trinity-style staircase, and the kitchen is on the lower level and looks out to the private back patio. Pets are welcome.

Fishtown (3 beds, 2 baths)—Right on the edge of Fishtown on Frankford Avenue is the largest apartment for rent on this list. The 1,821-square-foot unit not only has three bedrooms, but two decks. It’s also pet-friendly and a short walk to Berks Station on the El.

Washington Square West (1 bed, 1 bath)1213 Walnut, the latest addition to this neighborhood, is still finishing up construction, but this one-bedroom rental is move-in ready. At 656 square feet, it’s the smallest unit on this list, but it does have the most amenities, including multiple outdoor terraces, a dog run, and large gym.
