What $2,800 rents in Philly right now

From a house in South Philly, to a one-bed apartment

Welcome to Curbed Comparisons, where we explore what you can rent or buy for a certain dollar amount in various Philly neighborhoods. This week, we’re checking out homes at or around $2,800 a month. From spacious one-bed places, to entire four-bed rowhomes, there are a ton of options.

Southwest Philly (4 bed, 2 bath)— A few blocks from South Street, at the corner of Montrose and 20th, sits this four-bed place, which offers updated bedrooms, laundry in unit, and a back patio. Plus, you can bring your pets.

Washington Square West (2 bed, 2.5 bath)— At a higher price point like $2,800, some places offer more rooms, while others offer more interesting design elements. That’s the case with this place at 316 Carmac Street, which is a bi-level apartment with an upstairs loft, exposed brick, and two spiral staircases. Plus, it’s hardly sacrificing space; the whole apartment tops out at nearly 3,000 square feet.

Center City (1 bed, 1 bath)—The size of an apartment for the $2,800 price point certainly drops closer to Center City—this place at 15th and Chestnut is just over 800 square feet. However, there’s a lot of good news, too. It’s furnished, has brand new flooring, and is stocked with dishware. Plus, it’s about as close to the very center of Center City as you can get.

Old City (3 bed, 1 bath)—It’s a little surprising to find a three-bed place in the ever-popular Old City neighborhood, but this building at 4 South Strawberry Street has it. The 1,600-square-foot apartment has painted brick, a long kitchen, tons of windows that let in a lot of light, and it’s literally steps from all the Old City attractions.

Old Kensington (3 bed, 2.5 bath)—Right on the border of Fishtown and Olde Kensington is this house at 1255 North Howard Street. At 3,000 square feet, it’s right up there with the South Philly home as one of the largest places you can rent at the $2,800 price point. There’s a back yard, parking, laundry, and three stories, with a master bedroom at the top.
