Here’s what $415K buys in Philly right now

With options in Logan Square, Point Breeze, Graduate Hospital, and more

Welcome back to Curbed Comparisons, a dive into the options available for a certain price point in various Philly neighborhoods. This week we’re looking at homes for sale asking $415,000.

Logan Square (1 bed, 1.5 baths)—A bright and sunny condo in the 2200 Arch building just went to the price chopping block, bringing its asking down to exactly $415,000. That buys a bi-level, 986-square-foot unit on the 11th floor. The west-facing condo looks out across the Schuylkill to University City, so expect some pretty spectacular West Philly sunsets.

Garden Court (3 beds, 2.5 baths)—Over in this leafy West Philly neighborhood, this recently renovated rowhome is asking $414,900. Clocking in at 1,700 square feet is basically brand new, and features a bright and white kitchen with subway tiles and a center island. Along with all the space within the home, there’s a private backyard.

Graduate Hospital (2 beds, 1.5 baths)—For $414,800, you can buy this 1,024-square-foot two-story in the heart of the Graduate Hospital neighborhood. While the two bedrooms take up the top floor, the basement is finished and has a half-bath, so it could be used as a guest room or office space. Along with a small back patio, there’s a balcony off the second floor.

Point Breeze (4 beds, 2.5 baths)—After a top-to-bottom renovation, this Point Breeze home is on the market for $414,900. The 1,514-square-foot home near Grays Ferry has a traditional rowhome floor plan on the first floor, complete with a tray ceiling in the new kitchen. The bedrooms range in size from tiny to large, and there’s a finished basement, too.

Overbrook Farms (7 beds, 3.5 baths)—We saved the biggest for last: This Colonial home in West Philly clocks in at an impressive 3,250 square feet, meaning it’s priced for $128 per square foot. It’s a whole lot of house, with features like a fireplace, crown molding, and hardwood floors. Plus, the finished basement has a separate entrance and was converted into an au pair suite, complete with its own kitchen.
