From new construction in Kensington, to a Grad Hospital rowhome

Welcome back to Curbed Comparisons, where we explore what you can rent or buy for a certain dollar amount in various Philly neighborhoods. This week, we’re checking out homes at or around $1,100 a month. While there are many similar styles (updated or renovated apartments), there’s variety in terms of size and amenities.

City Wide Realty, via Craigslist

West Philly (1 bed, 1 bath)—Branded as “perfect for students,” this one-bed spot at 4900 Pine Street is a 30-minute walk from the campuses at University City. It’s newly renovated, with hardwood floors, a brand new kitchen, and lots of light. There’s shared laundry in the building, and you’re allowed to bring (small) pets.

Point Breeze (2 bed, 1 bath)—This entire home at the intersection of Sigel and 21st Streets is available to rent at the $1,100 price point. It offers two stories with two bedrooms, a back patio, and a washer and dryer in unit.

OCF Realty via Craigslist

Graduate Hospital (studio, 1 bath)—This Grad Hospital home at 19th and Bainbridge is easily the most centrally located on this list, but with that location, you sacrifice space. It’s a small studio apartment in a renovated rowhome, and it offers hardwood floors, a dishwasher in the kitchen, and granite countertops.

MM Partners and The Civic, via Craigslist

Francisville (studio, 1 bath)—Located between Center City and Temple University, this apartment is another studio, offering 350 square feet and sweeping city views. It’s in The Civic building at 1600 West Girard, meaning there’s a 24-hour concierge, a rooftop patio, a gym, and other amenities. Plus, you can bring your pets along.

JG Real Estate, via Craigslist

Kensington (1 bed, 1 bath)—This apartment is located in a brand new construction on 2549 North Front Street—one of many new construction projects going up in the surrounding neighborhood lately. It offers hardwood floors, stainless steel appliances, and french doors that open up to a backyard patio.
