Updating the Curbed Rental Heatmap: Hot High-Rises and More

View as Map

What better time than Renters Week to return to our High-Rise Heatmap of rentals in Philly and expand upon it? We've added a bunch of other rental buildings here—and moved beyond Center City high-rises—and while we realize that current and past residents of some of these buildings might have plenty to quibble about, all of these spots have a certain something that makes them worth checking out for yourself. (Later in the week, we'll feature rental buildings that are primarily for students.) Curbed contributor Shannon Rooney did most of the work on this map, and for that, we thank her. See any vital omissions? Head for the comments or the tipline. Good luck out there, renters.

Units in this Center City high-rise have been renovated in an eco-friendly style that even requires the hallways be cleaned with chemical-free cleaning agents. Bonus: The laundry room is outfitted with an HD TV.

Edgewater Apartments

If you've got a car, Edgewater is the building for you. It boasts a direct-access parking lot as well as an adjacent garage. And if you feel guilty about harshing Mother Nature with your gas-guzzler, enjoy the Schuylkill Riverbank park right outside the door—or from the patios and balconies with stellar views.

The Arch

The Robert Morris building has been completely refinished. The luxury apartments feature individual laundry facilities and modern kitchen fixtures. Rent, service requests and utilities can all be managed online through the leasing company's web portal. Between that and the fitness center, you may only leave your apartment to stop by the Wawa directly downstairs.

The Drake

Love the Drake. Especially the private Sir Francis Drake community room available to residents. The handsome dark wood finishes abound in this historic high-rise and may remind you of Trading Spaces. Units include gourmet kitchens and unique floorplans.

2040 Market St. Apartments

Living in a high-rise that used to be home to AAA may not sound that thrilling, but these apartments have stunning views and are a stone's throw from Trader Joe's. Permanent, easy access to the world's cheapest edamame? Yes, please.

Memphis Flats

All the cred of living in Fishtown plus the luxurious amenities of a brand-new loft conversion. All a 10-minute walk from the Memphis Taproom and its glorious fried pickles.

1500 Locust Apartments

Residents here make up for living on top of Fado by enjoying the stunning Panorama Club. The building's roof features cabanas, Pilates, a resident lounge, and an indoor, Olympic-sized pool where aqua aerobics classes are gratis.

The Granary

Though you may gaze upon the beautiful renderings of the Granary, the apartments are not quite fit for living just yet. That isn't stoping Pearl from taking lease applications, though.

Thin Flats

Now on show, Thin Flats is the first LEED-H PLATINUM Certified project in the country. That means it's the greenest sustainable green a building can be. The high-end rental homes start at $2,750 per month.

West Village Apartments

This new and expanding gated rental community is in an area of West Philly/University City that's in transition—but in a good way. Because the complex of townhomes is under construction, flexible move-in dates are available, as is a degree of customization.

Commonwealth 1201

These newly restored apartments boast all the trappings of luxury construction: granite countertops, European kitchen finishes, hardwood floors and bathroom fixtures by Grohe. Residents their own storage units—bikes welcome.

777 South Broad

This building on South Broad promises what every overwhelmed renter desperately wants: move-in coordination to facilitate cable and phone installation. Also: sky deck with hot tub, outdoor theater and lounge areas. Lofts boast 10-foot ceilings with "window walls."

1530 Chestnut Street Apartments

You can't get much closer to the actual center of Center City without moving into the mayor's office. These apartments are amazingly priced for the location (which you can tell your grandparents is in the former Bailey, Banks & Biddle building).

RiverLoft Apartments

RiverLoft offers residents 16-foot ceilings and 12-foot windows and individual laundry facilities, all on top of an enormous 24-hour fitness center and an around-the-clock business center. Residents also enjoy views of the Schuylkill River and the skyline.

Locust On The Park

Now that the bridge connecting the park and playground and the Schuylkill River Trail is complete, Fitler Square has somehow become even more charming. This building offers beautiful river views as well as proximity to the city's most adorable dog park.

Marine Club Condos

With South Street west of Broad booming (hi, Cambridge!), the Marine Club is looking more and more enticing, situated between that bustling neighborhood and the Italian Market. Super bonus: koi ponds (yes, koi ponds) on site.

1401 Walnut Studios

If you are the kind of person who is moved by stone shower floors and floating sinks, welcome to your new apartment, where you will surely also enjoy living above a Banana Republic and a Morton's.

Lofts at 1835 Arch

These luxury lofts come with concierge and a dry cleaning drop-off/pickup service. If you require more than that, living in a historic register site (the former home of Bell Telephone), ain't bad either.

The Green Tree

These old-school apartments are in one of those glorious old Art Deco buildings. The 67 units allow pets and the building has a concierge in the building 24/7.

Rittenhouse Claridge

Why buy on Rittenhouse Square when you can rent? The Rittenhouse Claridge has a slew of amenities, including a rooftop sundeck, fitness center and an online payment system for monthly rent. If you're a senior citizen or an active member of the military, this is the building for you: both groups receive a 10% discount.

The Sterling

Residents at The Sterling can stop by the building's lending library on the fifth floor before heading to the enormous rooftop pool and sundeck. Before moving in, they are able to take advantage of Aimco Home Connect, which enables them to coordinate utilities and movers with one phone call. After all that, if you're still not thrilled with your apartment in the first month, you can get out of your lease as part of the building's 30-day satisfaction guarantee.

1700 Walnut Street

This building is in a great spot for diehard Walnut Street shoppers. But it's also a danger zone on payday. You can try to stay indoors, but make sure your dog is housebroken: The apartments have wall-to-wall carpeting.
